New law proposes three months’ prior written notice for increasing the rent

The Centre has proposed model rental act. According to the proposal, the landlord will have to give three months’ prior notice in written form if he wishes to increase the rent.

On the other hand, if the tenant exceeds the notice period of vacating the premises, he will have to give two times more rent. And even after that if tenant continues to occupy the premises then he will have to pay four times more rent.

The new law also proposes establishment of Rent Courts or Rent Tribunals especially to handle cases pertaining to Rent disputes by the states and Union territories and the disputes between landlords and tenants must be settled within 60 days by these courts.

At present, these cases are settled by the civil courts.
